Atlanta’s office sector is showing renewed momentum: asking rents reached a historic high of $33.09 per square foot in Q1 2026, total leasing activity across Metro Atlanta hit 8.7 million square feet in 2025, and a new wave of corporate relocations and expansions continues to fuel demand for high-quality workspace, according to Partners Real Estate’s Q1 2026 Atlanta Office Market Report. Colliers, meanwhile, describes the market as “nearing an inflection point,” with improving fundamentals signaling a gradual recovery. Empire & Co.’s growth in the region reflects that trajectory.
